  2. Analysis and strategy

    Who does this particular property suit? The property, the market environment and your goals are assessed comprehensively – resulting in a marketing strategy that specifically addresses the right prospects.

    On-site inspection, analysis of location, condition, comparable listings and competition, a well-founded valuation. Plus target group profiling based on numerous criteria: which groups of prospects are likely to find the property attractive, how they can be reached and how long marketing is likely to take. From this overall picture comes a marketing strategy with proposals on asking price, timing and suitable channels.

    Your feedback on the proposed strategy. You help shape it and decide how to proceed – and if everything fits, you place the mandate.
  3. Preparation

    Documents are completed, floor plans prepared, photos and brochure created.

    You find out exactly which documents are needed and what else may be useful. I check what is available, obtain anything missing and prepare floor plans, photos and the brochure.

  4. Marketing

    Your property is presented through the channels that fit the strategy – publicly, selectively or discreetly.

    Carrying out the marketing through the right channels – from property portals and targeted approaches to suitable prospects to discreet marketing without a public listing. I answer and pre-screen all enquiries, keep you regularly updated on the response and adjust the strategy if another route promises more success.

    Approving the brochure and a short consultation whenever something important comes up.
  5. Viewings and negotiation

    Viewings with well-prepared prospects, clarification of financing and negotiations within the framework agreed together.

  6. Notary and handover

    Preparing the notary appointment and a documented handover.

    Passing the agreed key details to the notary, reviewing the draft with you against the agreed points and organising a documented handover. Legal questions about the contract are answered by the notary.

    You review the draft at your own pace – with the notarisation, the sale is then sealed.

Questions about selling

Who pays the agent's commission?

When apartments and single-family houses are sold to private buyers, the principle of sharing has applied in Germany since December 2020: if the seller engages the agent, the buyer may be charged at most the same share as the seller pays – and only after the seller has paid their share.

We agree the amount and split transparently and in writing before we start working together.

Which documents do I need for the sale?

As a rule, these are the land register extract, energy performance certificate, cadastral map, floor plans and living space calculation. For owner-occupied apartments, the declaration of division, minutes of owners' meetings, the budget plan and the service charge statement are added.

Anything missing, we obtain together. You do not need to have everything ready at the start.

How is the asking price set?

It is based on location, condition, fittings and current demand, compared with similar listings and sales. This results in a well-founded assessment of how price and marketing time relate to each other.

On this basis, we set the asking price together – depending on what matters more to you: the best possible price, a quick sale or a balance of both. The decision is yours.

How long does a sale take?

That depends on the property, the documents and the market. From preparation to the notary appointment, it usually takes a few weeks to a few months. In the first conversation, I will estimate the timeframe for your situation.

What if the sale has a special background?

With an inheritance, separation, relocation or time pressure, a clear and sensitive plan is key. That includes involving everyone concerned in good time – for example all members of a community of heirs.
