Letting a property

Letting well. With a clear process.

From a realistic rent to the handover, I guide the letting to suit your situation – with manageable effort for you and transparent criteria.

Typical situations

Whether letting for the first time or re-letting: the scope of support depends on what you need.

I am letting for the first time.

You get a clear process and always know what happens next.

I want as little effort as possible.

Enquiries and appointments are bundled, and you are kept informed as needed.

I want to choose tenants carefully.

The documents are checked against transparent criteria and prepared for your decision.

I need help with individual steps.

A clearly defined, partial collaboration is also possible.

Well thought out from the start

A property can only be marketed in the best possible way if everything is on the table beforehand: the property, the market, your goals – and the people for whom this particular property is the right one. This results in an approach tailored precisely to this property and your goals.

The process provides a proven framework. How it is filled in detail depends on your property and your situation.

  1. Getting to know each other

It all starts with an open, non-binding conversation – about your situation, your goals and your property.

    More about this step
    My role
Listening, understanding your wishes for the tenancy, capturing the particulars of the property.
    Your part
What matters to you – for example the start date or tenant profile – and the key facts about the property.
  2. Rent and strategy

An assessment of the property, the rental market and your goals – resulting in a realistic rent and suitable marketing.

    More about this step
    My role
Comparison with similar rental listings, assessment of location, condition and fittings, a proposal for the rent and target group.
    Your part
The decision on the rent and the approach.
  3. Preparation

Documents, photos, floor plan and a compelling listing.

    More about this step
    My role
Checking documents, preparing photos and floor plan, creating the listing.
    Your part
Providing existing documents and preparing the property for photos.
  4. Enquiries and viewings

Enquiries are bundled and pre-screened, viewings organised.

    More about this step
    My role
Answering and pre-sorting enquiries, bundling and conducting viewings.
    Your part
Only as much as you want – you are kept informed as needed.
  5. Tenant selection

Applicants' documents are checked objectively and prepared for your decision.

    More about this step
    My role
Checking applicants' documents against objective criteria that apply equally to all, and presenting them in a comparable way.
    Your part
The decision on whom to let to.
  6. Tenancy agreement and handover

Preparing the agreement, arranging the deposit, a documented handover.

    More about this step
    My role
Preparing the tenancy agreement and going through it with you, a documented handover with meter readings and keys.
    Your part
You review the agreement at your own pace and sign when everything fits.

Questions about letting

Who pays the agent's commission for a letting?

For residential lettings in Germany, the "whoever orders, pays" principle applies: whoever engages the agent pays the commission. If you engage me as a landlord, prospective tenants pay nothing. We agree the terms in writing in advance.

What criteria are used to select tenants?

Objective criteria that apply equally to all: a complete self-disclosure form, proof of income, a certificate confirming no rent arrears and a good impression in conversation. I prepare the documents so that you can make a well-founded decision. The decision remains yours.

How is the rent set?

Based on location, size, condition and fittings as well as comparable rents. I also take into account whether the rent cap (Mietpreisbremse) applies in the municipality.

Let's talk about your letting.

We clarify rent, effort and process – non-binding and personal.
