What you can expect from me

Selling a property is a big step – financially and often personally, too. That is why you should know from the outset what you can expect from me.

Personal & reliable

You always speak to me directly – from the first conversation to completion. I carry out what we agree myself, and you always know where things stand.

Modern & targeted

A data-based target group analysis shows who your property really suits – and how to reach these people, even if they are not yet actively searching.

Fair & transparent

Lean structures and digital processes save effort. I pass this advantage on to you in the form of fair terms – transparent and agreed in writing from the start.

Every sale has its own story

Selling a property means letting go of a lot. What matters depends on the situation. Some typical situations:

I have inherited a property.

Often several people are involved. A clear plan helps to bring everyone along and achieve a fair price.

The house has become too big.

Whether the children have moved out or your needs have changed: sell and plan anew, calmly and without pressure.

I am moving away.

For work or personal reasons, often with a fixed date. The sale continues reliably, even when you are not on site.

We are separating.

Objective support, clear agreements and a solution that both sides can follow.

I want to sell a rented apartment.

Tenancy, yield and the right buyers: investment properties need their own approach.

I want to sell – and still stay in my home.

Sale with a usufruct or right of residence: you gain financial freedom and remain in your home. A solution that needs careful planning.

We need more space.

Selling and buying have to fit together in time. With a clear plan, the move works without an interim solution.

First, I would like to know what my property is worth.

An honest assessment before you decide anything. Non-binding and clearly explained.

Whatever your situation: a first conversation brings clarity about your options.

Well thought out from the start

A property can only be marketed in the best possible way if everything is on the table beforehand: the property, the market, your goals – and the people for whom this particular property is the right one. This results in an approach tailored precisely to this property and your goals.

The process provides a proven framework. How it is filled in detail depends on your property and your situation.

  1. Getting to know each other

It all starts with an open, non-binding conversation – about your situation, your goals and your property.

    More about this step
    My role
Listening, understanding your wishes and goals, capturing the particulars of the property and the situation.
    Your part
What matters to you – and the key facts about the property.
  2. Analysis and strategy

Who does this particular property suit? The property, the market environment and your goals are assessed comprehensively – resulting in a marketing strategy that specifically addresses the right prospects.

    More about this step
    My role
On-site inspection, analysis of location, condition, comparable listings and competition, a well-founded valuation. Plus target group profiling based on numerous criteria: which groups of prospects are likely to find the property attractive, how they can be reached and how long marketing is likely to take. From this overall picture comes a marketing strategy with proposals on asking price, timing and suitable channels.
    Your part
Your feedback on the proposed strategy. You help shape it and decide how to proceed – and if everything fits, you place the mandate.
  3. Preparation

Documents are completed, floor plans prepared, photos and brochure created.

    More about this step
    My role
You find out exactly which documents are needed and what else may be useful. I check what is available, obtain anything missing and prepare floor plans, photos and the brochure.
    Your part
Providing the necessary documents – with a clear checklist, you always know what is needed.
  4. Marketing

Your property is presented through the channels that fit the strategy – publicly, selectively or discreetly.

    More about this step
    My role
Carrying out the marketing through the right channels – from property portals and targeted approaches to suitable prospects to discreet marketing without a public listing. I answer and pre-screen all enquiries, keep you regularly updated on the response and adjust the strategy if another route promises more success.
    Your part
Approving the brochure and a short consultation whenever something important comes up.
  5. Viewings and negotiation

Viewings with well-prepared prospects, clarification of financing and negotiations within the framework agreed together.

    More about this step
    My role
Organising and conducting viewings, obtaining proof of financing from prospects, assessing offers for you and negotiating – within the scope we have agreed together.
    Your part
You set the negotiating scope and decide which offer to accept.
  6. Notary and handover

Preparing the notary appointment and a documented handover.

    More about this step
    My role
Passing the agreed key details to the notary, reviewing the draft with you against the agreed points and organising a documented handover. Legal questions about the contract are answered by the notary.
    Your part
You review the draft at your own pace – with the notarisation, the sale is then sealed.

Frequently asked

Am I committed to anything after a first conversation?

No. A mandate only comes about once we agree it together in writing. The first conversation is for getting to know each other and understanding your situation.

For now, I only want to know what my property is worth.

That is a good start. You receive a transparent assessment based on the property, its location and the current market, without having to decide on a sale. More about valuations

Can I take on certain tasks myself?

Yes. If, for example, you would like to conduct viewings yourself, we define responsibilities clearly from the start. The scope depends on what you need.

Which area do you cover?

My focus is the east of Munich, including Kirchheim and Heimstetten, Aschheim, Feldkirchen, Poing, Pliening, Markt Schwaben, Anzing, Vaterstetten, Zorneding, Haar and Grasbrunn, as well as the districts of Ebersberg and Erding. I am just as happy to take on properties elsewhere in the Munich area – to the north, west and south.
